Selling a home shouldn’t require a leap of faith.

Most Americans sell a house only a few times in a lifetime. The companies on the other side of that transaction do it every day. That asymmetry is the entire game, and it is not built in the seller’s favor.

The valuation is hidden. The pressure starts on the first call. The number quietly drops at closing. Somewhere between the postcard in the mailbox and the wire transfer at title, the seller stops being the customer and becomes the product.

We wanted to build a home buyer that worked the other way — one that showed the math, named its number once and stood by it, and respected what selling a home actually means to a family. Not a faster machine. A more honest one.

These aren’t features and they aren’t a marketing list. They are the conditions under which we’ll do business with anyone. If we ever break one, we want you to be able to point at this page and say so.

If we can’t show you where a number came from, we shouldn’t be allowed to say it. The data behind every offer is sourced, dated, and yours to verify.

Closing in seven days doesn’t mean skipping the explanation. The math comes first. The timeline comes second. We’ll never trade your understanding for our calendar.

Sometimes the open market is the right call. We’d rather lose your business honestly than win it by withholding the comparison.

The words we use, and what we mean by them.

Plain definitions matter. The industry uses these terms loosely; we use them precisely.

Transparencyn. — operating principle
Not a marketing word. The condition under which a seller can verify every input to their own offer. If you cannot check the math, you weren’t shown it.
Public-record datan. — the only data we’ll cite
Information produced and maintained by government agencies — assessors, county recorders, the U.S. Census — not data leased from private vendors and presented as proprietary insight.
The synthesisn. — what we actually do
The structured interpretation of public data into a specific, defensible offer for a specific home. The data is public. The synthesis isn’t.
The right answern. — sometimes not us
Whatever path actually nets the seller the most, given their timeline and situation. Sometimes that’s our offer. Sometimes that’s the open market. Either way, we’ll say so out loud.

Local Home Buyers USA is a U.S.-based independent home buyer. We are headquartered in Saint Paul, Minnesota and operate in all fifty states. We built our own data platform, we write our own market analysis, and we answer our own phones.

We are not the largest company in this space. That is on purpose. The companies that have grown fastest in “we buy houses” have grown by getting better at the script — not by getting better for the seller. We’d rather earn one seller’s trust at a time, the slow way.
