These Terms apply to information and offer ranges generated on this Site. Any actual purchase of real property is governed by a separate written purchase agreement that you sign with us.

02Who We Are

Local Home Buyers USA (“LHBUSA,” “we,” “us”) is a Minnesota-based real estate acquisitions company. We are a principal buyer of real property. We are not a real estate brokerage, a real estate agent, or a lender, and we do not represent sellers in the sale of their property to third parties.

03Offer Ranges Are Estimates

The numbers displayed on this Site — including any cash offer ranges, “Bee’s Knees Program” estimates, or traditional listing projections — are estimates generated by our PropData engine based on public-record data and proprietary modeling.

Estimates are provided for informational purposes only and do not constitute a real estate appraisal, broker price opinion, or other formal valuation under the laws of any state. They are not a substitute for professional advice from a licensed appraiser, real estate agent, attorney, or tax professional.

04No Agency Relationship

Your use of this Site does not create any agency, fiduciary, partnership, employment, or representation relationship between you and LHBUSA. We are not your agent. When evaluating any offer we make, you are encouraged to consult independent legal, tax, and real estate professionals of your choosing.

05Novation & Assignment Disclosure

Our default transaction structure includes the right to assign or novate our purchase rights to a third-party end buyer. In plain English:

• We may enter into a purchase agreement with you as the buyer.
• We may then identify an end buyer (often a retail purchaser) who closes on the property at a higher price than we offered to pay.
• The difference between the price the end buyer pays and the price you accepted is our compensation, also called the “spread.”
• Where state law and contract terms allow, this may be structured as an assignment (we transfer our purchase rights) or a novation (the end buyer is substituted into the contract).

Any specific transaction structure, including the right to assign or novate, will be disclosed in writing in the purchase agreement you sign. State-specific disclosures will be made where required by law.

06Eligibility & Permitted Use

You must be at least 18 years old and able to enter into legally binding contracts to use this Site. You agree to provide accurate information and to use the Site only for lawful purposes related to evaluating the potential sale of real property you own or are authorized to represent.

07Prohibited Conduct

OUR TOTAL CUMULATIVE LIABILITY ARISING OUT OF OR RELATED TO YOUR USE OF THE SITE WILL NOT EXCEED ONE HUNDRED U.S. DOLLARS (USD $100.00).

12Indemnification

You agree to indemnify, defend, and hold harmless LHBUSA, its officers, employees, contractors, and affiliates from any claim, loss, liability, or expense (including reasonable attorneys’ fees) arising from your violation of these Terms, your misuse of the Site, or your violation of any law or third-party right.

13Disputes & Governing Law

These Terms are governed by the laws of the State of Minnesota, without regard to its conflict-of-laws principles. Any dispute arising under these Terms will be brought exclusively in the state or federal courts located in Ramsey County, Minnesota, and you consent to personal jurisdiction in those courts.

14Changes to These Terms

We may update these Terms from time to time. When we make material changes, we will update the “Last Updated” date above and, where appropriate, notify you. Continued use of the Site after changes take effect means you accept the revised Terms.
