01Scope & Who We Are

This Privacy Policy explains how Local Home Buyers USA (“LHBUSA,” “we,” “us”) collects, uses, shares, and protects information when you visit localhomebuyersusa.com or otherwise interact with our services.

We are a Minnesota-based real estate acquisitions company. We are a principal buyer — not a real estate agent or broker — that purchases residential properties directly from sellers, sometimes assigning or novating our purchase rights to an end buyer.

02Information We Collect

We collect only what we need to evaluate a property, communicate with you, and operate our business.

Information you provide

  • Property address — entered to generate initial offer ranges
  • Contact details — name, phone number, email when you ask us to follow up
  • Property details — condition notes, repairs, occupancy status, timeline (if you choose to share)
  • Communication content — messages you send us by phone, text, email, or web form

Information collected automatically

  • Device & browser data — IP address, browser type, referring URL, pages visited
  • Usage analytics — aggregated patterns about how the site is used
  • Cookies — see Section 06 for details

Information from public records

When you enter a property address, our PropData engine queries government public-record sources tied to that parcel. This is the same data anyone can access from the county — it is not personal information you provided to us.

03How We Use It

  • Generate offer ranges and scenarios for the property you submit
  • Contact you about your inquiry (only if you ask us to)
  • Coordinate a transaction if you decide to move forward
  • Improve our data engine, site, and offer models
  • Comply with legal obligations and protect against fraud or misuse
  • Send occasional educational content if you opt in (you can unsubscribe at any time)
We do not sell your personal information. We do not rent it, trade it, or hand it to data brokers. The number of times this gets violated by our industry is exactly why we say it explicitly.

04Public-Record Data

Our offer engine is built on government public-record sources — county assessor data, recorded sales, voter rolls, ArcGIS parcel data, HMDA, Census, HUD, and similar publicly available datasets.

We do not use paid skip-trace services or third-party data brokers to power the offers shown on this site. Property valuation and market signals are sourced from records that anyone with internet access can verify independently.

Why this matters: if you ever want to know where a number on your offer came from, we can point you at the public record. No proprietary black box.

05When We Share Information

We share information only in the following limited circumstances:

  • End buyers in a novation or assignment — if you sign a purchase agreement with us and we coordinate the transaction with a retail buyer, we will share property and transaction details necessary to close.
  • Service providers — vendors who help us operate (e.g., hosting, email delivery, CRM, e-signature). They are bound by confidentiality and may only use data to perform services for us.
  • Title companies, attorneys, and closing agents — only when a transaction is underway and only to the extent necessary to close it.
  • Legal compliance — if required by law, subpoena, or to protect rights, property, or safety.
  • Business transfers — if LHBUSA is acquired or merges, information may transfer to the successor entity under this same policy.

We use a small number of cookies and similar technologies for essential functionality, analytics, and (in limited cases) advertising attribution.

07Calls & Text Messages

If you give us your phone number through this site or a contact form, you consent to be contacted about your property inquiry by phone, text (SMS), or email by LHBUSA and its acquisitions representatives, including via automated technology in some cases.

Your consent is not a condition of any purchase. Standard message and data rates may apply. You can opt out at any time by replying STOP to any text, asking the caller to remove you, or emailing us at the address in Section 13.

08Your Rights & Choices

Depending on where you live, you may have the following rights regarding personal information we hold about you:

  • Access — request a copy of the personal data we hold about you
  • Correction — ask us to correct inaccurate data
  • Deletion — ask us to delete your personal data (subject to legal exceptions)
  • Opt-out of marketing — unsubscribe from any marketing communication
  • Opt-out of “sale” or “sharing” — we do not sell personal information, but if you reside in California you may exercise this right anyway
  • Non-discrimination — we will not penalize you for exercising any of these rights

To exercise any of these rights, contact us using the details in Section 13. We will respond within the timeframes required by applicable law.

09Data Security

We use industry-standard safeguards to protect your information, including encrypted transport (HTTPS/TLS), access controls, and isolated environments for sensitive operations. That said, no system on the internet is 100% secure. If we ever learn of a security incident that materially affects your data, we will notify you in accordance with applicable law.

10How Long We Keep Data

We retain personal information only as long as needed to fulfill the purposes described in this policy, comply with legal obligations, resolve disputes, and enforce our agreements. Information related to closed transactions may be retained longer for tax, audit, and regulatory reasons.

11Children

Our services are not directed at children under 18. We do not knowingly collect personal information from minors. If you believe we have collected data from a child, please contact us and we will delete it.

12Changes to This Policy

We may update this Privacy Policy from time to time. When we make material changes, we will update the “Last Updated” date at the top of this page and, where appropriate, notify you through the site or by email.
